Weak HIPs leave housing market shaky on its feet

There has been a late surge in the number of properties coming onto the market as sellers rush to beat the June 1st HIPs deadline. propertyfinder.com has seen a 4% rise in the number of properties listed on the site since the beginning of the month, and predicts HIPs will cause further disruption after their implementation.

Housing market balanced on bank's next step

Consumer confidence in the housing market is on the rise according to the latest data from propertyfinder.com.

Despite confidence having fallen in February - a reaction to January’s rate rise, the two month reprieve has been enough for sentiment to recover slightly. Currently 81.9% of people expect house prices to rise over the next year, by an average of 6.4%. This is compared to the 77.8% who expected house prices to rise in February, by an average of 5.9% over twelve months.

Confidence in the property market slips

Here are the results from our latest Consumer Confidence Survey, where you tell us what is happening in the property market in your area.

Confidence inthe housing market slipped in November as home buyers and sellers absorbed the news that base rates had risen to 5% and that further increases may be on the way.

On average, respondents expect house prices to rise 5.2% over the next 12 months, down from 5.5% in October.

Although 79% of respondents expect the market to continue to rise and only a small minority expect price falls, three quarters (72%) fear further interest rate increases, while half (52%) fear mortgages will become affordable.

North-South divide - prices towards the north to rise less than earnings
The overall UK picture conceals very wide regional variation. In England, regions to the south expect a far stronger market than regions to the North. A number of regions in the Midlands and North of England expect house prices to grow more slowly than average wages.

More buyers and bargain fixed rate mortgages propel housing market

A large new wave of homebuyers shrugged off the August interest rate increase and entered the home buying market in September and October. According to our October survey, 56% of home buyers had been searching for a month or less - up 8% from 48% in July.Cottage.jpg

The research also revealed that both buyers and sellers are still confident that house prices will continue to rise with 80% of buyers and sellers expecting house prices to continue to rise over the coming year, on average 6.3%. This is despite the majority of them (more than 70% of respondents) believing interest rates are set to increase again, as soon as November.

Housing confidence reaches two year high

Confidence amongst home buyers and sellers has reached a two year high with buyers’ confidence exceeding that of sellers for the first time in more than two years.

Research carried out by Propertyfinder.com, the UK’s premier property portal, indicates that for the first time in two years buyers believe that house prices will increase at a faster rate than do sellers over the next twelve months.

Buyers are forecasting a rise in prices of more than 7.5% over the next 12 months demonstrating continued confidence in the housing market.

The continued rise in buyers’ positive outlook highlights the pent up demand in the market place resulting from a shortage of properties available on the market.

Warren Bright, CEO of Propertyfinder.com said

This acceleration in buyer’s price expectations should be good news for sellers as it suggests that buyers will want to purchase properties before further price rises make them less affordable

Propertyfinder.com’s survey results over the past two years have proven to be a reliable predictor of future market activity. The latest month’s numbers suggest the market shall remain competitive into the summer  months and that prices should continue on their current upward trend.

January sees new highs in househunter activity

Househunter numbers rise 54% compared to January 2005

Property enquiries rise faster still as more househunters ‘get serious’

The latest propertyfinder.com research reveals a sharp rise in interest in UK property. The number of people searching for property on the site hit 1.1 million in January, up 54% compared to the same period in 2005, when the property market was languishing in the doldrums. Since August 2005, househunter numbers have risen 30%. Propertyfinder.com passed on almost half a million leads from these prospective buyers to estate agents in January, 61% more than last the same time last year.
